Security Deposit
Do you require any security deposit? YES, WE ALWAYS REQUIRE A SECURITY DEPOSIT. IT CAN RANGE ANYWHERE FROM 1 TO 2 MONTHS RENT. THIS DEPOSIT IS PAID AT THE TIME OF LEASE SIGNING.
Do I get the security deposit back? YES, OF COURSE, YOU WOULD RECEIVE THE FULL DEPOSIT BACK AT THE END OF YOUR TENANCY. THIS IS ASSUMING THERE ARE NO DAMAGES, PAST DUE RENT OR UTILITY CHARGES.
Most owners only require 1 month security, why do you ask for more? WE INVEST A LOT OF MONEY INTO OUR UNITS AND MANAGE THEM RESPONSIBLY. THE ONLY WAY WE CAN DO THIS IS WITH ADEQUATE PROTECTION. ON RENOVATED UNITS A 1 MONTH SECURITY WILL ONLY COVER US FOR LOSS OF ANY RENT/UTILITIES AND IS NOT ENOUGH TO COVER POTENTIAL DAMAGES TO THE UNIT.
I don't have the full deposit now, can I pay it in installments? TYPICALLY THE SECURITY DEPOSIT IS DUE AT SIGNING. IF THE APARTMENT YOU ARE INTERESTED IN HAS A 2 MONTH SECURITY REQUIREMENT AND YOU HAVE AT LEAST 1 MONTH SECURITY, WE MAY BE WILLING TO WORK THIS OUT WITH YOU. HOWEVER, YOU MUST COMPLETE THE ONLINE APPLICATION FIRST. HOWEVER, WE NEVER ACCEPT LESS THAN 1 MONTH SECURITY.
How much will it cost me to move in? TO MOVE IN YOU WILL NEED 1ST MONTH RENT, PLUS THE SECURITY DEPOSIT. FOR EXAMPLE, IF THE RENT IS $800 PER MONTH, AND THE SECURITY DEPOSIT IS $1,000, YOU WILL NEED $1,800 IN ORDER TO MOVE IN.
Pets
Do you allow pets? WE DO NOT PREFER PETS BUT WE HAVE ALLOWED THEM IN THE PAST. WHEN APPROVED, WE CHARGE $25.00 PER ANIMAL ADDED TO THE RENT EACH MONTH. LET US KNOW HOW MANY PETS YOU HAVE AND WE WILL DISCUSS WITH YOU.
How much is your pet deposit? WE DO NOT REQUIRE A PET DEPOSIT. WE ADD A $25.00 PET SURCHARGE TO THE RENT EACH MONTH.
Do I get the Pet fees back? THE PET SURCHARGE IS PART OF THE RENT AND NOT A DEPOSIT AND IS THEREFORE NON-REFUNDABLE.
Rental Assistance
Do you accept Housing Vouchers or Sec 8? WE CAN ACCEPT A VOUCHER, HOWEVER YOU WILL STILL NEED TO APPLY ONLINE AND WE STILL REQUIRE A SECURITY DEPOSIT.

How can I apply? YOU CAN APPLY RIGHT FROM OUR WEBSITE! WE ALSO LIST OUR PROPERTIES ON APARTMENTS.COM, ZILLOW, REALTOR.COM. ALL OF THESE SITES SHOULD HAVE A LINK TO AN ONLINE APPLICATION. IF YOU APPLY ON OUR WEBSITE IT IS ALWAYS FREE!
Does the application cost money? WE DO NOT CHARGE AN APPLICATION FEE IF YOU APPLY ON OUR SITE, HOWEVER THE MARKETING WEBSITE MAY CHARGE A FEE TO COVER THE COST OF THE CREDIT AND BACKGROUND CHECK.

What are the qualifications needed in order to get approved? THERE ARE MANY FACTORS THAT AFFECT OUR DECISION. MOST IMPORTANTLY, WE WANT TO VERIFY WHO YOU ARE, HOW MANY OCCUPANTS AND PETS YOU HAVE AND YOUR INCOME SITUATION. WE TYPICALLY LIKE TO SEE THE INCOME AT 4X THE RENT. SO IF THE RENT IS $800, YOU SHOULD EARN AT LEAST $3,200 PER MONTH BETWEEN ALL OF THE MEMBERS IN THE HOUSEHOLD.
I submitted an application online, when will I know if I am approved? WE TYPICALLY WILL CALL YOU WITHIN A FEW HOURS OF RECEIVING YOUR APPLICATION ONLINE. IF YOU SUBMITTED AN APPLICATION ONLINE AND HAVE NOT HEARD FROM US WITHIN 24 HRS. PLEASE CALL OR EMAIL US.
I submitted an application online, but now the unit is shown as Rented. IF YOU ARE APPROVED FOR A UNIT AND THE UNIT HAS BEEN RENTED YOU CAN STILL CHOOSE FROM ANY OF OUR OTHER AVAILABLE UNITS OR BE ADDED TO THE WAITING LIST.
Do you accept felons? WE CAN ACCEPT A FELON HOWEVER WE NEED FULL DISCLOSURE OF THE CRIME, HOW MANY YEARS AGO IT WAS AND WE MAY ASK FOR ADDITIONAL SECURITY DEPOSIT.
Do you accept non-US Citizens? YES, HOWEVER, WE MUST HAVE A VALID ID OR PASSPORT AND WE MAY ASK FOR ADDITIONAL SECURITY DEPOSIT.
Showings
When can I see the unit? WE GET SO MANY REQUESTS FOR A SHOWING THAT IT IS NOT POSSIBLE FOR US TO SHOW OUR UNITS WITHOUT AN APPROVED APPLICATION. ONCE APPROVED, WE WILL USUALLY BE ABLE TO SET A TIME FOR A SHOWING WITHIN 2 DAYS.
Can I see the unit before completing an application? WE POST PHOTOS AND A SLIDESHOW PRESENTATION IN ALL OF OUR LISTINGS. THIS SHOULD GIVE YOU A GOOD IDEA WHAT IT LOOKS LIKE EVEN BEFORE YOU SEE IT. IT IS ALSO A GOOD IDEA TO DRIVE BY THE PROPERTY TO CHECK THE LOCATION.
I am coming from out of town, can I sign a lease before seeing the unit? YES YOU CAN. AFTER YOU ARE APPROVED WE CAN SEND YOU A LEASE TO SIGN BY DIGITAL SIGNATURE. ONCE THE LEASE IS SIGNED YOU WILL NEED TO SEND US FUNDS ELECTRONICALLY.
I am not ready to move until next month, can you hold the unit for me? WE CANNOT "HOLD" UNITS. HOWEVER, IF YOU SIGN A LEASE AND PUT DOWN A DEPOSIT, THE UNIT WILL BE RESERVED FOR YOU. PLEASE MAKE A NOTE OF YOUR DESIRED MOVE IN DATE IN YOUR APPLICATION AND WE WILL GET BACK TO YOU.
