Security Deposit
Do you require a security deposit?
Yes, we always require a security deposit. It typically ranges from 1 to 2 months’ rent and is due at the time of lease signing.Do I get the security deposit back?
Yes, you’ll receive your full deposit back at the end of your tenancy, provided there are no damages, unpaid rent, or outstanding utility charges.Why do you ask for more than 1 month’s security deposit?
We invest heavily in our units to ensure they are well-maintained. A 1-month security deposit may cover unpaid rent or utilities, but it’s often insufficient to cover potential damages in renovated units.Can I pay the security deposit in installments?
Typically, the full security deposit is due at signing. However, if the apartment requires a 2-month security deposit and you can pay at least 1 month upfront, we may be willing to work with you. Please note that you must complete the online application before we can discuss this option. We do not accept less than 1 month’s security deposit.How much will it cost me to move in?
To move in, you’ll need to pay the first month’s rent plus the security deposit. For example, if the rent is $800/month and the security deposit is $1,000, you’ll need $1,800 in total to move in.
Pets
Do you allow pets?
While we don’t prefer pets, we have allowed them in the past. If approved, a $25 monthly surcharge is added to your rent per pet. Let us know how many pets you have, and we’ll discuss your situation.How much is the pet deposit?
We do not require a pet deposit. Instead, there is a $25 monthly surcharge per pet.Is the pet fee refundable?
No, the pet surcharge is non-refundable as it is considered part of the rent.
Rental Assistance
Do you accept housing vouchers or Section 8?
Yes, we accept housing vouchers. However, you’ll still need to complete the online application, and a security deposit is required.
Applications
How can I apply?
You can apply directly from our website! We also list our properties on platforms such as Apartments.com, Zillow, and Realtor.com, which may utilize their own online application. If you apply through our website, it’s always free!Does the application cost money?
We do not charge an application fee if you apply through our website. However, third-party marketing sites may charge a fee for credit and background checks.Can I apply with a paper application?

We consider several factors, including identity verification, the number of occupants and pets, and income. Generally, we look for a combined household income of at least 4x the monthly rent. For example, if the rent is $800, the total household income should be at least $3,200/month.How soon will I know if I’m approved?
We typically respond within a few hours of receiving your online application. If you haven’t heard from us within 24 hours, please call or email us.What if the unit I applied for is rented before I’m approved?
If your application is approved but the unit has already been rented, you can choose from our other available units or be added to the waiting list.Do you accept applicants with a felony conviction?
We can accept applicants with felony convictions on a case-by-case basis. Full disclosure of the crime, its nature, and the time elapsed since the incident is required. Additional security deposits may be requested.Do you accept non-US citizens?
Yes, we accept non-US citizens. However, we require a valid ID or passport and may request an additional security deposit or guarantor.
Showings
When can I see the unit?
Due to high demand, we can only schedule showings for approved applicants. Our online application is easy and free. Once approved, we typically arrange a showing within 2 days.Can I see the unit before applying?
We post photos and slideshow presentations with all of our listings to give you a clear idea of the property’s condition. You’re also welcome to drive by the property to view its exterior and location. We also conduct an open-house for every unit listed, with no application necessary. Contact us more for details.Can I sign a lease before seeing the unit?
Yes, you can sign a lease before viewing the unit. We can also arrange for a virtual tour. After approval, we’ll send you a digital lease to sign, and you can remit payment electronically.Can you hold a unit for me until next month?
We cannot hold units without a signed lease and a security deposit. If you’re approved and have signed the lease, the unit will be reserved for you. Please include your desired move-in date in your application.
Misc.
Are appliances included in the rental unit?
Not all units come with appliances. Any appliances left in the unit are provided as a courtesy only and are not serviced or maintained by us.Are utilities included in the rent?
Utilities are not included in the rent unless specifically stated in the lease agreement. You will typically be required to open your own utility accounts for services such as electricity, gas, water, and trash. Specific utility responsibilities will be detailed in your lease agreement.Do I need to set up my own utility accounts?
Yes, you are responsible for setting up your own utility accounts, including any deposits required by the utility companies. In some cases, we may elect to keep certain utilities in our name and bill you for your usage.
